Bella Mesa South Receives Town Council Approval

Bella Mesa South recently received Site Development Plan (SDP) approval and is ready to move into the next phase of design.  The upcoming residential community in Castle Rock, Colorado, is located at the northeast corner of Mikelson Blvd and North Mitchell Street. It is part of the larger Founders Village master plan.  Zoned for multi-family use, this project provides 93 townhomes over 8 acres and benefits from being bordered by existing Town Open Space to the West and North.  This will provide a higher-density offering to the existing community, which is primarily single-family homes.

Redland provided Civil Engineering, Land Planning, Construction Management, and Landscape Architectural services to assist Cardel Homes with design and entitlements, including conceptual planning and the Site Development Plan process.  Detailed coordination between Redland’s practice areas enabled the execution of a thoughtful and strategic design on a small site that faced several challenges such as existing grade, shallow bedrock, heavy encumbrances, and concerns from neighbors regarding density and vehicle traffic.  The result is a future community that balances density with constructability and seamlessly connects to the surrounding community.

Redland has experience with projects in Founders Village; the Bella Mesa North neighborhood also received SDP approval in November, and Redland recently completed the Bella Mesa Traffic Circle. With Town of Castle Rock approval secured, Redland will continue to advance Bella Mesa South through the Construction Documents phase, with the goal of breaking ground in 2027.
