The University Hills Inline Retail project includes redeveloping a 24-hour fitness into an 11,487-square-foot inline retail building on a 1.28-acre lot in Denver, Colorado. The inline retail building is located within the University Hills Shopping Center at the northeast corner of South Colorado Boulevard and East Amherst Avenue. The building includes six tenant spaces designated for restaurant or retail use. The drive-thru endcap is currently leased by Wendy’s, the first Wendy’s within an inline retail building.

The Redland team provided the client, Site Centers, civil engineering and landscape architecture plans. Maxwell Builders was the contractor. Since the project was a redevelopment, challenges included maintaining surface drainage while moving the building location to the other side of the lot. Another challenge was providing water quality treatment for stormwater that was not included in the initial development. The entitlement included amending the Planned Building Group for the entire 22-acre shopping center through the City and County of Denver to include the proposed project. The adjacent original public sidewalks were also analyzed and updated to meet the City’s ADA requirements.
