Tributary is a 967-acre master-planned community from Property Reserve Inc. Located at the intersection of Interstate 70 and the newly constructed Harvest Road/Aerotropolis Parkway; Tributary is uniquely positioned as a prominent gateway into eastern Aurora, Colorado.
Tributary will offer a thoughtfully planned neighborhood with a blend of single and multi-family housing designed for modern living, as well as a variety of amenities which transform this site into a bustling community where residents can thrive. The proposed school site, neighborhood parks, and recreation center create opportunities for learning, growing, and connecting. Expansive open spaces ripple throughout the community, inviting residents to take in the natural landscape. Vibrant retail and mixed-use spaces allow convenient access to shopping, dining, and entertainment, weaving enriching and engaging destinations into day-to-day life.
Redland provided comprehensive Civil Engineering services for the planning phase of this project, with close coordination between the project team and public stakeholders. Redland partnered with Norris Design, which provided land planning and landscape architecture services; Fox Tuttle Transportation Group, which provided traffic engineering support; and Aztec Consultants, which provided surveying support. The scale and size of the site also required extensive evaluation and coordination of several major public infrastructure systems. Redland will continue to provide ongoing Civil Engineering services for both the public infrastructure improvements and the individual planning areas throughout the development of the master plan. Construction is anticipated to begin in spring 2027. Redland is excited to help continue to lay the foundation of residential, commercial, and community-focused growth within this corridor of the City of Aurora.
