Third Creek West is the first phase of the Third Creek development. Located in Commerce City, Colorado. Third Creek West is located just 10 minutes away from Denver International Airport and is within close proximity of popular destinations like the reunion Shopping Center, Dick’s Sporting Goods Park, and Barr Lake State Park.
Redland worked closely with Cowley Companies as the premier Civil Engineering partner for the first phase of the overall 1300-acre master plan. The project required annexation into Commerce City and zoning and is entitled for up to 1,050 homes and 50 acres of commercial development. The first residential filings are currently under construction. Filings 2, 4 and 5 will bring 516 residential units to the community.
Filing 1 created right of way and designed improvements for 104th Avenue and Himalaya Parkway to serve the project. It also established regional drainage infrastructure to serve Third Creek West. These improvements will provide service to Third Creek and adjacent developments on the east side of E-470 for the first time. Extensive coordination with Commerce City, South Adams County Water and Sanitation District, E-470, and adjacent property owners was critical to the project’s success.
