Summit at Meridian is a residential neighborhood located within the Meridian Business Park in Douglas County, Colorado. Set just off E-470, the project introduces housing into an office and commercial area, adding everyday life to a place once defined by the workday alone.

The neighborhood includes 137 three-story, single-family homes within an efficient, master-planned layout. Summit at Meridian was envisioned for people who work nearby, offering residents the chance to live close to offices, services, and regional transportation rather than commuting in and out each day.

Redland’s Civil Engineering, Land Planning, and Landscape Architecture teams worked alongside Douglas County and the Meridian Metropolitan District to organize the site around existing infrastructure. A gas line and force main crossing the center of the property influenced street alignments and lot layout, requiring close coordination with utility providers. Along Cottonwood Creek, portions of the site fell within the 100-year floodplain, leading to a FEMA CLOMR and LOMR process that involved hydraulic modeling, agency review, and floodplain remapping. Coordination with Centennial Airport addressed flight path, noise, and safety considerations. This collaborative effort helped establish a residential environment that feels active and livable within the surrounding business park.
