Sterling Ranch is a 3,400-acre master-planned community located south of Denver, set within a valley at the gateway to the Front Range. Surrounded by state and regional parks and a national forest, the community has become one of the top-selling master-planned residential developments in Colorado and is consistently ranked among the top of its kind nationwide.

Sterling Ranch is organized around nine walkable villages connected by an extensive trail network that brings the Colorado outdoors into everyday life. Nearly 40 percent of the community is dedicated to open space, offering residents access to surrounding public lands and shared parks throughout the neighborhoods. A town center, neighborhood school, and community clubhouse with fitness and pool facilities bring people together across the villages.

Redland has been involved in Sterling Ranch since the earliest planning stages, serving for many years as lead Civil Engineer as the community took shape. Working closely with the developer, planners, and Douglas County, the team evaluated and refined early site plans by testing grading, drainage, utilities, and roadway layouts against steep terrain, floodplains, and significant existing municipal water infrastructure. This work included master grading and drainage plans for the site, establishing a framework for phased development. As the project advanced, Redland delivered Civil Engineering and Construction Management services across dozens of filings and infrastructure projects, often with multiple efforts underway at once. Over nearly two decades of partnership, Redland has helped Sterling Ranch set the bar for large-scale residential development through long-term planning and coordinated delivery.
