Poudre Heights

Poudre Heights is a 92-acre residential community in Windsor, Colorado, located approximately 30 minutes southeast of Fort Collins and about an hour north of Denver, offering convenient regional access while maintaining a small-town feel.

With 266 single-family homes, 177 townhomes, and a neighborhood park, Poudre Heights adds to Windsor’s growing mix of neighborhood-scale residential communities. The site is surrounded by small lakes, green space, and nearby golf courses, with direct access to the Poudre River Trail. Shopping and dining at Promenade Shores at Centerra are close by, adding everyday convenience to a community defined by open space and water.

Redland was brought in to bid and manage the construction phase after the project was approved and entitled. The Construction Management team assumed day-to-day oversight of construction activities, coordinating multiple contractors and managing contracts, budgets, and schedules to bring clarity and control to an active site. Work included navigating shallow groundwater and areas within a mapped FEMA floodplain, where Redland’s Civil Engineering and Construction Management experience helped bridge design decisions and on-site construction. Horizontal development was completed in late 2025, delivering finished lots ready for new homes. The project’s success led the client to continue its partnership with Redland on subsequent developments.
