Platte 56 is a 3.1-acre townhome community in Littleton, Colorado. Located along the South Platte River and near downtown Littleton, the project brings riverfront homes to a small infill site within walking distance of local shopping and restaurants.

The two- and three-story townhomes are arranged to take advantage of the river setting, with many homes featuring rooftop patios that prioritize privacy and scenic views. Direct access to the Mary Carter Greenway Trail connects residents to miles of regional paths stretching from Chatfield State Park north toward Englewood and downtown Denver, offering access to recreation and the broader trail network. Thoughtful site planning integrated landscaped green edges and shared outdoor areas, delivering roughly 34 percent open space within a compact footprint.

Redland provided Civil Engineering and Land Planning services for Platte 56, guiding the project through rezoning, site design, and infrastructure coordination. Originally zoned commercial, the site was rezoned to residential to take advantage of its natural amenities and limited street visibility. The team worked through floodplain constraints along the South Platte, a major drainage corridor along the south edge, an existing water main crossing the property, and utility access requirements for storm and sanitary infrastructure — integrating building stoops, sidewalks, and finished floor elevations within a limited elevation range. The process involved extensive review with utility providers and permitting agencies, reshaping early layouts to preserve unit count, improve circulation, and meet fire access requirements. Working in partnership with the project team, Redland helped deliver a compact riverfront neighborhood that transformed a constrained infill site into a highly desirable residential community with lasting market appeal.
