Fieldhouse

Fieldhouse is a multi-family residential community in Thornton, Colorado. Developed across 21 acres, the project includes 312 garden-style apartments in 13 three-story buildings.

The community is organized around abundant open spaces and shared amenities. Residents enjoy a walking trail surrounding the site, as well as a clubhouse and fitness center, swimming pool, dog park, central park, and barbecue and picnic areas. Buildings are spaced approximately 40 feet apart, embracing the scale of the site and giving the neighborhood an open, natural feel. Sidewalks and paths connect homes to amenities throughout the community and provide walkable access to the Thorncreek Crossing shopping center. The overall layout also anticipates future connections beyond the site, including access toward nearby transit and evolving street networks.

Redland led entitlements and provided Civil Engineering and Land Planning services, guiding the project as infrastructure and regulatory requirements shifted. Regional drainage routing, utility easements, and floodplain modeling shaped early design decisions, while changes to the alignment of Lafayette Street reduced developable area midway through the process. In response, the team reworked roadway layouts, drainage systems, and site infrastructure to maintain a viable residential plan. By anticipating agency feedback and addressing issues early, Redland helped maximize yield and keep the project moving forward into construction.
