Berkley Shores is an 9-acre neighborhood in Adams County, Colorado, located within a mile of three RTD light rail stations, Regis University, the Berkley neighborhood, and I-25.
Life at Berkley Shores starts at the lake. Homes are arranged to provide both waterfront residences and shared access to Lake Pomponio, with trails, sidewalks, and a centrally located park leading residents to the shoreline. Building heights transition from three stories at the interior to two-story homes along the edges. The park includes shaded gathering areas, climbing boulders, and open lawn space, creating a natural place to gather and spend time outdoors. Landscape improvements opened views to the lake and improved usability by removing dead and invasive vegetation while preserving healthy, mature trees where possible. Proximity to transit corridors and regional trails makes for an easy, active daily routine.
Redland provided Land Planning, Civil Engineering, and Landscape Architecture services, addressing the constraints of an infill site shaped by steep grades, existing utilities, and surrounding development. To work with the site’s elevation changes, the team collaborated with KGA Studio Architects on the use of reverse walkout single-family homes and townhomes, allowing buildings to step down the hillside while maintaining access and views. A main sewer line and irrigation infrastructure crossed the property and had to be relocated to support the site layout. Redland coordinated with Denver Water, Crestview Water & Sanitation District, and the Manhart Ditch Company to resolve grading, drainage, and utility needs. This work helped create a place where people could own a home in an urban environment while staying connected to the outdoors.
