Aero 70 is a phased 256-acre industrial development in Aurora, Colorado. The site is anchored by its proximity to I-70 and the Aerotropolis Parkway interchange, providing convenient access to the major freighting route within this growing region of Colorado. Phase 1 of the project stretches across 63.5 acres and features two warehouses totaling over 800,000 square-feet.

Each site plan was thoughtfully designed with amenities for businesses including EV charging capabilities, 168 dock high doors, 8 drive-in doors, ample auto and trailer parking, and 204+ acres available for build-to-suit, land sale, or future buildings. Low-water landscaping surrounding the warehouses also ensures wildfire resiliency and code compliance for the site.

Redland has been involved with Aero 70 since its earliest stages of development, providing Land Planning and entitlement services for the Aero 70 Master Plan. Redland also provided Civil Engineering, Landscape Architecture, and Construction Administration services for the first phase of development and the 419,000sf warehouse. Working closely with United Properties, the City of Aurora, and the Aerotropolis Regional Transportation Authority (ARTA), Redland coordinated the site with the new interchange at East Smith Rd, extended water and sanitary sewer service to the property, and designed a drainage solution that works around the existing gas pipelines crossing the site. Redland’s knowledge of local review processes and strong coordination across services successfully supported Phase 1 of this project and laid a strong foundation to advance future development.
