Starbucks is one tenant in this 3,640 square foot multi-tenant building within the River Point at Sheridan development. The project began with site planning to place the building in an existing parking lot, then designing the drive-thru for Starbucks, and preparing a Plat to create a new lot for the building.
Challenges included designing the site over an existing landfill, as a pad site was not anticipated in this location with the initial development of River Point at Sheridan. Redland prepared a trash removal plan to indicate the municipal waste removal required, then prepared and installed the appropriate utilities to the new building pad.
Redland also coordinated with Denver Water and Denver Fire to get approval of fire hydrant coverage for the new building.
