Encompass Business Park

Encompass Business Park is a 56-acre, master-planned industrial and office development located in Centennial, Colorado, near the intersection of I-25 and E-470 and less than a mile from Centennial Airport. Designed to accommodate a range of users, the park includes a mix of office and warehouse/distribution buildings developed in phases to align with tenant demand.

The project includes one 50,000-square-foot office building and four warehouse/distribution buildings ranging from 53,000 to 173,000 square feet, each with integrated office space. Sites were planned to allow flexibility in building size, parking, loading, and circulation, with additional land reserved for a future office or industrial building as leasing milestones are met. The development’s location, phased approach, and proximity to regional transportation have made it attractive to businesses across sectors.

Redland provided Civil Engineering services across multiple buildings within Encompass Business Park. The team prepared detailed civil drawings that helped move projects efficiently through entitlement and permitting with the City of Centennial, Southeast Metro Stormwater Authority, and regional water and wastewater providers. Careful site planning was required to accommodate an existing high-pressure Xcel Energy gas line running through the property, influencing building placement and infrastructure layout. By coordinating early with reviewing agencies and utilities and maintaining strong working relationships throughout the process, Redland helped keep each phase moving forward as buildings were released to market.
