River Point at Sheridan

River Point at Sheridan is a 145-acre retail development comprised of 800,000 square feet and consisting of 27 parcels of land and public rights-of-ways. This substantial urban redevelopment project transformed a former vacant lot, which previously served as landfill, into a dynamic commercial space.

Featuring dining, retailers, shopping and entertainment, as well as proximity to South Santa Fe, River Point at Sheridan attracts consumers across the Denver Metropolitan Area. Residents and visitors alike can enjoy walkable shopping, a variety of restaurants, or golfing nearby at Broken Tee Golf Course. They can also hop on the South Platte River Trail and adjacent paths for easy walking or biking

Redland leveraged expertise across civil engineering and landscape architecture teams to drive this project through the preconstruction phase and onward. Through meticulous grading analysis and detailed accounting of utility needs, Redland provided a construction plan which met the unique specifications for the site and gained approval across five separate sanitation districts. Redland also provided a range of transportation solutions within the space, designing new roadway and pedestrian bridges, flood plain modification, and merging the Platte River and Bear Creek bike systems. Concurrently, Redland adapted 50 remaining acres of Broken Tee Golf Course, formerly the Englewood Golf Course, to make way for a new 18-hole course and driving range. This multi-disciplinary expertise and seamless collaboration across teams ensured a successful delivery of this vibrant district for the whole community to explore, engage, and enjoy.
