Village at the Peaks, is a 45-acre retail redevelopment of the old Twin Peaks Mall, included 480,000 square feet of retail space and 1,874 parking spaces. The site’s key retailers are Regal Theatre, Whole Foods, Sam’s Club, Gold’s Gym, and Wyatt Liquors.

Redland rerouted two irrigation ditch pipes, improved a failing sanitary sewer system, and designed a drainage plan for an extremely flat site. The enhancement of stormwater quality — by designing two Continuous Deflective Separation systems — successfully removed some suspended solids, metals, and nutrients from runoff prior to discharging into Dry Creek.

Redland added a through lane, a turn lane, and a traffic signal to Hover Street, along with coordinating Longmont’s Hover Street bike underpass project. There were three plaza areas which included eight inline retail buildings, a water feature, seating areas, a stage, lawn areas, fire pits, and play areas. The Village at the Peaks project was accomplished while coordinating with eight existing adjacent businesses which remained open during the redevelopment.
